Once the contract is negotiated and signed, the following services will be rendered:
• Establish and maintain an open line of communication with all parties
• Send contract to the title company and provide delivery options and instructions of earnest and option to the buyer.
• Send and following up on critical dates emails to all parties
• Schedule all needed inspections, conduct a preliminary review of inspection reports and forward to applicable parties
• Prepare contract amendments as requested
• Order surveys if applicable
• Review title commitment and tax certs for potential title issues and existing exemptions that may affect the buyer
• Order home warranties
• Request CDA
• Review final CD for accuracy
• Update back-office programs and provide final CD to broker
• Provide buyer and agent with complete digital copy of all docs
• Follow up with client on filing Homestead
Once you have completed your listing agreements, the following services will include:
• Establish and maintain an open line of communication with all parties
• Prepare listing agreements and other applicable docs
• Create listing for MLS
• Order and upload listing photos
• Obtain and upload listing documents to MLS
— Existing survey and T-47, Recorded Plats, Deed Restrictions, CCRs and all disclosure forms required by TREC
• Review Title work and Tax Certs for potential title issues and current seller exemptions
• Order survey, if applicable
• Obtain seller payoff information and provide to title
• Prepare amendment as requested
• Update back-office programs and request broker CDA
• Review seller CD for accuracy
• Obtain final certified CD for broker files after closing
• Provide seller and agent with complete digital copy of all docs
• Close out listing in MLS after file closes and funds.
